Why a hotel needs its own website when Booking.com exists

If most of your guests reach you through Booking.com or Airbnb, every night sold there costs you 15–20% in commission. At a hundred bookings a month, that is thousands of zloty that would stay in the hotel if the sale were direct. So your own website has one job: turn someone who is already looking at your property into a guest with a confirmed booking made with you. You also get the guest’s contact details, so before the next season you can invite them back without a middleman.

You do not have to leave the portals. Booking.com builds your reach and recognition, and your website closes the sale. Some guests who find a hotel on a portal check its own site before they pay. If they find better photos, clear prices and simple booking there, they stay with you. The model works for properties of any size, from a guesthouse with a few rooms to a city hotel.

Your own website also gives you control a portal never will. You decide how the rooms are presented, which packages sit at the top and what you offer guests who book direct, such as a later check-out or breakfast included. That argument lands best where the guest does not see competitors’ offers next to yours and is not comparing the nightly rate alone.

What a hotel website includes

Guests look at a hotel in a set order: first the photos and the atmosphere, then rooms and prices, finally dates and payment. We design the site in that order, from scratch and without a template. The scope fits the property, but the elements below appear in almost every project. The site is built under our industry websites offer, so speed, a mobile layout and a content panel come with every variant.

  • Room and property gallery

full-screen photos with the room standard, amenities and the view from the window

  • Booking engine

a connection to your PMS or a form with live availability and online payment

  • Special offers and packages

seasonal, weekend and event promotions in one place

  • Languages

Polish and English, plus German, Czech or whatever language your guests speak

  • Local SEO

searches like “hotel [city]” and “accommodation [region]”, a Google Business profile and TripAdvisor

  • Content panel

change prices, packages and photos yourself, without a developer and without waiting

Booking engine: a form, a PMS integration or your own system?

Running a guesthouse with a few rooms? A form with an availability calendar is usually enough: the guest picks dates and a room, you get a notification and confirm the stay. A hotel with many rooms needs a connection to a PMS such as Clock or Profitroom, so that availability and rates match across every sales channel without retyping anything.

Connecting the PMS, online payments and email notifications is done under integrations and automation. If your system has an API, we connect it to the site. If it does not, you will know before the quote and we will pick another route together. When no ready-made engine fits the way you sell, for example packages that combine a stay with an event, we write a booking module of our own for your property.

What the guest sees after tapping “Book” matters just as much. The process needs as few steps as possible, a clear summary of the stay and plain cancellation terms. Every unnecessary form field is a reason to go back to the portal, where the guest’s details are already saved.

How we lead the guest from photo to booking

Guests judge a hotel with their eyes, so photos get the most space on the page and the booking button stays visible on every screen. We are especially careful on the phone, because in most industries that is where over 70% of traffic comes from. As part of design that sells we order the content so it answers the guest’s questions in sequence: what is it like, what does it cost, are my dates free.

The site loads fast despite the number of photos, because we compress images and load them only when they are needed. The acceptance criteria are at least 85 points in PageSpeed Mobile and WCAG 2.2 AA accessibility, checked on real phones. If your interiors or the view from the window are a strong argument, we can add subtle transitions or a 3D presentation from animation and 3D without slowing the site down.

Each language version has its own URLs and its own descriptions prepared for that market, with no machine translator. A guest from Germany sees prices, terms and directions in German, and Google knows which version to show in Munich and which in Warsaw. That lets your site pick up searches from abroad that today only the booking portals answer.

How much does a hotel website cost and how long does it take?

A presentation site with a gallery and an enquiry form starts from PLN 6,000 net. A full site with a booking engine, several languages and integrations costs up to PLN 18,000 net. The price is set mostly by the number of rooms and pages, how booking works, the number of languages and whether your photos and copy are ready. A photo shoot and copywriting, if you need them, are quoted separately. The prices of extras, such as another language version, are in our pricing.

From brief approval to launch usually takes 2–6 weeks. We start with a short call, and within 48 hours of it you get a free quote with a written scope and schedule. Payment is split into two or three parts: a deposit, a payment after design approval and the rest after launch. We fix the price before we start and stick to it. Hosting, the domain and licences, such as a booking engine, stay in your accounts.

If the budget for this season is smaller, start with a gallery and an enquiry form and add the booking engine before the next one. Each stage is quoted separately when its time comes, and we build the site so that growing it does not mean rewriting it. If you already have a website but bookings still go through the portal, tell us on the call: the quote will say what stays and what needs to be rebuilt. If the season starts soon, we can work on an express track, at a surcharge and after checking the calendar.

After launch: Google visibility, the season and ongoing care

Your hotel lives by the season, so the website has to keep up. You change packages, prices and photos in the panel yourself. Under SEO and analytics we look after structured data, your Google Business profile and local keywords, and in analytics you see where the guests who book come from and at which step the others drop off.

After launch you get a short training session on the panel and written documentation, so your front desk can add a long-weekend package or swap photos after a room refurbishment on their own. If something stops working after launch, we fix bugs in our code free of charge for 30 days from handover.

The domain, hosting, panel and code belong to you, and every login lands in your accounts. If you want, we stay with the site longer through support and growth and watch over what guests never see: updates, backups, security and speed in high season, when traffic peaks and every second of loading costs bookings. New features come when you need them. Kacper Baranowski runs every project personally, and every message gets a reply by the end of the next working day.

Have a restaurant too, or guests who come back?

If your hotel has a restaurant, it is worth planning its menu and table reservations from the start, the way we do on a website for a restaurant. Properties whose guests return every year can later add a mobile app with booking and a loyalty programme. We build the site so that such stages can be added without rewriting it.

You do not need a ten-page brief. Write two sentences about the property in the contact form: how many rooms you have, how you sell them today and when you need the site. On a short online call we ask about the rest, and within 48 hours of it you get a free quote with the scope, a schedule and a list of work. If the season is close, write today so we can check the calendar.

Questions about this offer

Your situation not here?

Describe it in a few sentences. We reply with specifics, a few questions to narrow things down, and a time for a call.

Start with a free quote
Will the website replace Booking.com?

Not really, and that is not the point. Booking.com keeps building your reach and recognition, while your own site closes the sale without commission for guests who check the hotel on Google before they pay. The properties that gain most run both channels side by side and give guests a reason to book direct, such as breakfast included.

Which booking engine do you recommend?

The one that fits the size of the property. For a guesthouse with a few rooms, a form with an availability calendar is enough. A hotel with many rooms we connect to a PMS such as Clock or Profitroom, so rates and availability match in every channel. When no ready-made engine fits the way you sell, we write a booking module of our own.

How much does a hotel website cost?

From PLN 6,000 net for a presentation site with a gallery to PLN 18,000 net for a full site with a booking engine, language versions and integrations. You get the exact figure after a short call, in a free quote ready within 48 hours, together with the scope and schedule. A photo shoot and copy, if they are missing, are quoted separately.

Will the website be available in several languages?

Yes. Polish and English are always included, and German, Czech or any other language that matters to guests in your region is added in the quote. Each version has its own URLs and descriptions, so a guest in Berlin finds the German version of your site straight from Google.

How long does a hotel website take and what do I need to prepare?

Usually 2–6 weeks from brief approval. What speeds things up most is a list of rooms with descriptions, current photos, seasonal rates and access to your PMS if you use one. If you have no photos or copy, we quote them as a separate item and plan them into the schedule so they do not delay the launch.

Can I change prices, packages and room photos myself?

Yes, and that is one of the main reasons we build the site with a content panel. You edit rooms, seasonal offers and the gallery without a developer, and after launch you get training, documentation and every login. The site, the domain and the accounts belong to you, so if you ever change suppliers, you take everything with you.
